Become a Michigan Builder: How to Obtain Your Builders License

With resale inventory at an all time low, builders throughout Southeast Michigan are seeing less competition and more potential buyers. With so many buyers struggling to compete with multiple offers on resale homes, it’s a great time to be a builder. Companies like Pulte, Toll Brothers, and M/I Homes are taking advantage of this opportunity presented by the market, and adding new communities throughout the metro area. So how can you get in on the action? It’s easier than you think, and it starts with obtaining your Michigan Builders License through Michigan Institute of Real Estate.

To obtain your Michigan Builders License, there are three steps. First, you must complete a 60 hour approved pre-licensure class, and pass a state exam. The class is split into two separate 30 hour courses, which can be taken in a classroom setting, online, or via at-home study. The first course covers regulatory and statutory requirements, marketing and sales, business management, estimating cost, project management and scheduling, contracts, risk management, and liability. The second course highlights the Michigan Occupational Safety and Health Act (MIOSHA), the Michigan Residential Code, and Building Science.

After completing your required 60 hours of builders education, the second step is to submit your course completion certificate and a license application to the State of Michigan.

The final step to get your Michigan Builders License is to pass the exam and start building! Michigan requires that you pass a two part exam. Part 1 is 50 questions on business and law, and you are given 75 minutes to complete it. You must answer 36 questions correctly to pass. Part 2 is the Residential Builders Exam. This section has 110 questions, and you are given 180 minutes to complete it. You must answer 80 questions correctly to pass Part 2.  It may sound a little intimidating, but our courses are specifically designed to help you pass the exam on the first try.
